James Hardie Garage Conversion ADU: The Long Beach Owner’s Guide

Most James Hardie garage conversion ADU failures in Long Beach come down to one thing: water finding its way behind the siding where the old garage slab meets the new framing, usually at the base flashing or the transition where HardiePanel meets HardiePlank. We stock the full James Hardie trim, flashing, and panel line needed for garage conversion ADUs, and a typical repair or replacement runs $850 to $2,400 installed, depending on how far the moisture damage has traveled. Homeowners usually discover the problem the same way: a soft spot near the bottom of a wall, paint that won’t stop peeling, or a musty smell that hangs around the garage-converted bedroom no matter how many times you open the windows.

Call (562) 362-3885

If you’re seeing any of that, you’re not alone. We’ve been called out to more Long Beach garage conversions in the last two years than we can count, and the story is almost always the same: the original garage slab wasn’t flat, somebody flashed the transition wrong, and now the James Hardie siding is doing exactly what it’s designed to do – holding the water right where it shouldn’t be. Call us at (562) 362-3885 and we’ll walk you through what you’re looking at, no charge for the conversation.

Which James Hardie Models This Applies To

The bathroom inside a new ADU

Benson ADU Long Beach works with the two James Hardie product lines most commonly specified for garage conversion ADUs in Southern California: HardiePlank lap siding (the horizontal boards, typically 5/16″ thick, installed in 4″ to 7″ exposures) and HardiePanel vertical siding (the 4×8 and 4×10 sheets, usually 5/16″ or 7/16″ thick, with the smooth or stucco finish). Both products carry a 30-year limited, non-prorated warranty from James Hardie when installed to spec. We are an independent Long Beach contractor, not a James Hardie factory store, which means we can tell you when a genuine James Hardie part is worth the money and when a quality aftermarket equivalent does the same job for less.

Here’s the compatibility gotcha most people don’t know until it’s too late: HardiePlank and HardiePanel are installed over a rainscreen or directly to framing in garage conversions, but the trim and flashing series matters just as much as the field siding. James Hardie makes COLORPLUS (factory-primed or pre-finished), Prime (primer-only), and RUSTIC (unfinished fiber cement trim) lines. The COLORPLUS trim comes with a 15-year finish warranty; the Prime line does not. If your original garage conversion was built on a budget, there’s a good chance somebody used Prime trim and painted it once, which is why you’re seeing rot-like swelling at the corners. Fiber cement doesn’t rot the way wood does, but it absolutely wicks moisture and spalls when water sits at the cut edges.

To identify what you have, look at a cut end of the siding: HardiePlank has a distinctive layered, almost cardboard-like cross-section, while HardiePanel is denser and smoother. The panel thickness matters as well – a 5/16″ panel is a wall cladding, while a 7/16″ panel can be structural shear panel per James Hardie testing. If your garage conversion ADU is a two-story addition over the old garage, the lower wall may be 7/16″ HardiePanel doing actual structural work. You don’t want to swap that for 5/16″ thinking it’s all the same. It isn’t.

Signs Your James Hardie Garage Conversion ADU Is Failing

  • Swelling or “pillowing” at panel joints. Fiber cement expands when it absorbs water, and the joints are where the water gets in. If you see a panel face that isn’t flat anymore – it looks puffed out between the fasteners – the panel has been wet for a while. The nails or screws are probably pulling through the backer.
  • Paint peeling in a horizontal line about 8 to 12 inches up from the ground. That line marks the top of the old garage slab. Water is wicking up from grade or pooling at the base flashing, sitting against the back of the siding, and the osmotic pressure is pushing the paint off from behind. Repainting doesn’t fix this; the bottom course has to come off.
  • White chalky residue or mineral staining at trim intersections. That’s efflorescence – dissolved salts from the cement board or the slab migrating out with the moisture. It tells you water is moving through the assembly, not around it.
  • A musty, damp smell that lingers inside the unit, especially after rain. By the time you smell it, the moisture has usually been working behind the siding long enough to reach the insulation and framing. Long Beach’s marine layer means once the moisture is in, it rarely dries on its own during the mild, humid stretches.
  • Caulk lines cracking at inside corners and window trim. Fiber cement moves more than people expect with temperature swings, and in Long Beach we get the full cycle of cool foggy mornings and hot inland afternoons. When the caulk fails, the joint becomes a water inlet.

Replacement Cost & What’s Included

For most Long Beach garage conversion ADU repairs, here’s what you’re looking at, installed:

  • Remove and replace one 4×8 HardiePanel, including flashing and paint match: $850 to $1,400 depending on access, second-story work, and whether the sheathing behind it needs spot repair.
  • Replace bottom course of HardiePlank lap siding around the perimeter of a single-car garage conversion: $1,200 to $2,200, including new Z-flashing at the base, insect screen, and paint match.
  • Full James Hardie re-skin of a single-car garage conversion ADU: $6,500 to $11,000, depending on whether you keep the existing sheathing, the profile you choose, and whether we’re also addressing the flashing and grade issues that caused the first failure.
  • Flashing-only repair where the siding is still sound: $600 to $1,100, assuming the bottom course can be saved.

Every one of those numbers includes parts, labor, and disposal, and you’ll get it in writing before we touch anything. The 365-Day Done Right Promise applies to every repair we do in Long Beach. If something isn’t right within a year, we come back at no charge and make it right. That promise is stamped on every project, not buried in fine print. What drives the price up is what we find when we open the wall – rotted sheathing, termite damage, or framing that needs to be sistered. We’ll show you photos of what we found before we ask you to spend another dollar. That’s how Troy Eastman runs his sites, and it’s how we run the whole company. Every promise in writing before a single shovel turns.

Call (562) 362-3885 and we’ll get you a written price, not a verbal guess.

DIY or Call Us?

Here’s our honest split. There are things you can safely check yourself: run a hose at ground level along the problem wall (not up high) and watch where the water pools at the slab edge. If it ponds against the siding, you’ve found a contributor. Check the caulk joints at corners and around windows with a flathead screwdriver – if the caulk is cracked or pulling away, it’s failing. But we want to be direct about the actual repair: this is not a weekend job, and it’s not a job for a handyperson who hasn’t done fiber cement before.

The reason is that James Hardie panels are heavy and need proper fastening and flashing, which means the repair must follow the existing attachment schedule, the pans and drainage details, and the paint system that was originally specified. Miss any of these, and you’ve simply rebuilt the same leak with newer materials. The removal also exposes the framing. If there’s rot back there, cutting out and sistering a stud isn’t something you want to learn on a wall that holds up your roof. We’d rather walk you through it on the phone at (562) 362-3885 than have you find out the hard way that the problem went deeper than the siding.
