Benson ADU Long Beach runs offers the only way we know how: with a written price attached before any work starts. That means the specials below are real discounts on real scopes of work, not a teaser rate that changes once the plans hit the table. Free Written ADU Feasibility & Pricing Report
Every homeowner who calls Benson ADU Long Beach receives a written, line-item price covering the full ADU scope, from setbacks and site clearance through final inspection. This is not a verbal ballpark or an email with a single number, it’s the same document we build from, so there are no surprises at the door. This offer is permanent, not a seasonal hook. Valid through March 31, 2027. Mention this offer when you call (562) 362-3885.
365-Day Done Right Promise at No Added Cost
Every ADU, home addition, or room addition we build is covered for a full year under a written promise: if the work isn’t right, Benson makes it right. If a covered repair fails within that year, we return for a free second visit. This guarantee is stamped on every project, and it costs you nothing extra. Valid through March 31, 2027. Mention this offer when you call (562) 362-3885.
Prefab Brand Consultation, Included With Every Estimate
Benson ADU Long Beach is authorized to build with Abodu, Cover, Dvele, Mighty Buildings, Boxabl, Plant Prefab, and Tuff Shed, plus James Hardie cladding. When you schedule a free estimate, Troy walks you through the trade-offs between panelized prefab and site-built framing so you can price both options against your lot and budget. You get curated options instead of a single take-it-or-leave-it product. Valid through March 31, 2027. Mention this offer when you call (562) 362-3885.
Free Second Visit if a Covered Repair Fails
Under our written guarantee, any covered repair that fails within the warranty period earns a second visit at no charge. No re-diagnosis fee, no trip charge, no fine print about “normal wear and tear” unless that’s what the failure actually is. This is how we back the 365-Day Done Right Promise in practice. Valid through March 31, 2027. Mention this offer when you call (562) 362-3885.
Senior & Military Courtesy on In-Home Consultations
Homeowners 65 and up, plus active-duty and retired military, receive priority scheduling on consultations and estimates. The estimate itself is always free, but we hold earlier windows for these callers when Long Beach’s permit-season crunch hits. Bring it up when you book, and we’ll note it on your file. Valid through March 31, 2027. Mention this offer when you call (562) 362-3885.
Written Price Before Any Work Starts, Always
This is less a special and more a standing rule: Benson ADU Long Beach never starts a job on a verbal estimate. You receive a written price, in dollars, for the full scope before any crew member steps onto your property. If the scope changes, the written price changes with it, and you approve it first. No scope creep billed after the fact. Valid through March 31, 2027. Mention this offer when you call (562) 362-3885.
How to Redeem
Call (562) 362-3885 and tell the live person who answers which offer you’re calling about. Our phones are answered around the clock, every day of the year, no voicemail loops. We’ll book your visit and confirm the offer in writing before the appointment. When your background-checked, uniformed technician arrives, mention the offer again and it’s applied to your written price that day.
Why These Offers Are Real
Benson ADU Long Beach is part of the Relay Home Co. family, founded in 2006. Every offer above is governed by The Relay Visibility Guarantee: a written price before work starts, a 365-Day Done Right Promise, a written guarantee on every project, and a free second visit if any covered repair fails. Troy Eastman, Owner, signs off on every written estimate personally. That’s not marketing language. It’s how the paperwork reads.
What Does a Written Price Actually Include?
When we say “written price,” we mean a line-by-line document that covers the ADU or addition scope from the first day of site prep through the final inspection sign-off. That includes setbacks, which are the minimum distances a structure must sit from property lines, and any relevant Long Beach planning requirements the project triggers. Setbacks vary by lot, by zone, and by whether you’re building a detached ADU, an attached addition, or converting a garage. We check all of that before we give you a number, because a price that ignores setbacks isn’t a real price.
How Do Prefab and Site-Built Compare on Price?
Short version: prefab usually shortens on-site framing time, which can reduce carrying costs and weather delays. Panelized systems like Dvele, Cover, and Abodu arrive as engineered modules or panels that we assemble and finish on your foundation. Site-built, by contrast, is framed stick-by-stick on your lot, which offers more flex on odd lot shapes but typically takes longer and is more exposed to material-price shifts between quote and framing. Troy will price both paths for you when the lot and survey data support each option, so you’re not choosing blind.
What’s Excluded From the Free Estimate?
The estimate consultation costs nothing. What you pay for, if and only if you move forward, is the actual construction scope: permits, materials, labor, site work, and any required trades like electrical, plumbing, or foundation retrofitting. We pull permits where required and the price reflects that. If we need a soils report or a survey, that cost is listed in the written price before you approve it. Nothing is billed after the fact without a written change order you sign first.
Will the Price Change Once Work Starts?
Only if the scope changes, and only after you approve a written change order. Benson ADU Long Beach does not issue verbal change orders, and we don’t send invoices for work you never agreed to. The written price you approve before work starts is the contract price. If Long Beach’s inspectors flag something the original plans missed, which happens occasionally on older lots, you’ll see that cost in writing before we proceed.
Do You Pull the Permits?
Yes. Permit costs are line-items in your written price, and we manage the submittal, plan checks, and inspections through final sign-off. That includes any JADU work, which is a Junior Accessory Dwelling Unit, a smaller attached conversion typically capped around 500 square feet. JADUs have their own permitting path, and we handle it. You’re not left to chase the city on your own.
How Long Does an ADU Build Take in Long Beach?
Timelines in Long Beach depend on the scope, the method you choose, and the inspection queue at the time we pull permits. Prefab panel systems like Boxabl or Plant Prefab can compress on-site assembly time compared to a full site-built addition. What we don’t do is promise a specific calendar date before we’ve walked the lot and seen the survey. When you call, we’ll give you a written schedule range alongside the written price. Both are part of the same document.
Meet Troy Eastman
Troy Eastman is the Owner and Lead Builder at Benson ADU Long Beach. He’s the one walking your lot, reading your survey, and signing the written price. If you call with a technical question about setbacks or panel systems, you’ll talk to someone who has actually framed walls, not a call-center script. That matters when you’re spending five or six figures on a structure in your backyard.
